The fastest growing area in Charleston SC at the moment has to be Wando SC, and specifically Clements Ferry road. There are more developers & home builders buying up land for new homes there then anywhere else in Charleston SC. Why you ask? For a few reasons, so let’s break them down and list the neighborhoods currently being developed in that area of Charleston (Berkeley county) also known as the Cainhoy area. 

Reasons Why You’d Want To Live off Clement’s Ferry Road – 

NUMBER ONE

Growth / Investment potential. Clements Ferry as mentioned before is in Berkeley County but the city of Charleston which seems odd I know, but given Clements Ferry road runs from what is essentially Daniel Island directly to Hwy 41 makes it a very central location. Up until recently the “Clements Ferry Corridor” if you will was growing too fast for the infrastructure, and the one lane on each side road just wasn’t enough.  Which made the area difficult to convince many people to purchase in due to the nightmare that was traffic backed up trying to get on and off I526. Luckily, about a year ago Berkeley county began phase one of the widening of Clements Ferry Rd expected to be completed sometime in 2019, and is currently ahead of schedule. For years, two-lane Clements Ferry has been a choke point in the daily commutes of folks who live in the rapidly growing area. Nearly 23,000 cars travel that section of road each day, according to the state Department of Transportation says the The Post & Courier. After word got out that the city was going to finally widen Clements Ferry the investors, developers, and builders came blazing in offering new construction. Now development and new homes are coming to the area faster than ever. Construction of phase one is about 30% complete. Phase 2 information. So get in now, before the construction has finished and it’s too late to cash in.

NUMBER TWO

Nice New Schools

Phillip Simmons’ schools are all new and state of the art. The county has put a lot of time and money into making the area very desirable to those with children or those expecting to have a family. You can live just minutes from idyllic Daniel Island (without the Daniel Island home prices), and still have good schools. The new elementary and middle schools were a result of a $198 million building and renovation program approved by voters in 2012. Another school in the area, the $84 million Philip Simmons High, opened in August 2017. All three schools will share a focus on STEAM subjects (science, technology, engineering, arts and math), seeking to prepare students for high-tech careers at nearby sites including Volvo and BP.

Life Near or By the Water –

The Lifestyle of Charleston SC as anyone can guess is one built around water, fishing, boating & crabbing and what better area than one that’s nestled between the Cooper & Wando Rivers with deep & shallow water creeks that meander through Wando / Cainhoy off of it within the neighborhoods off of Clements Ferry road. Deep water neighborhoods like Beresford Hall & Rivers Reach Pointe. These two neighborhoods, plus the boat ramp, restaurant, and club at Daniel Island marina are very attractive to boaters and those who love life near one of Charleston’s biggest rivers. At the other end in Mt Pleasant off Hwy 41 is a brand new marina and restaurant, so now anyone living off Clement’s Ferry has two options to store and/or launch their vessel. Life Near Daniel Island

If you’ve ever visited Daniel Island it will come to no surprise why the property is so expensive and why it is one of America’s most desirable towns to live. There are almost as many people on bicycles or golf carts are there are cars. With miles and miles of walking trails, large mature live oak trees with Spanish moss shading the sidewalks, playgrounds & parks galore the lifestyle is amazing. Unfortunately the homes prices are also reflective of the lifestyle, but for those who love Daniel Island and just want to visit their shops, restaurants, cafes, and parks you can simply live off Clement’s Ferry road which is only mins from Daniel Island. 

 

LIFE OFF CLEMENTS FERRY ROAD…

  • You will have to travel to Publix on Daniel Island or Harris Teeter on 41 for groceries
  • Closest Starbucks in on Daniel Island.
  • Great Brewery (Dockeries) is very cool, tvs, nice food, outdoor space for all you wine drinkers. 
  • Wish there were more restaurants/take out choices…and delivery options but they are coming don’t worry
  • Curse the tractor trailors and container trucks because it’s so close to the port, it is what it is. UGH!!
  • Being scared everyday that there might be an accident on 526 that causes traffic to crawl.
  • Are thankful that you only smell the Paper Mill a few times a month, when the wind is just wrong
