Buying a house or condo on Isle of Palms can be really exciting and make for some great memories for you and the family, however knowing what you’re getting yourself into is important especially if you’ve never owned an attached home (condo, villa, townhouse). 

There are five condo developments on the Isle of Palms (NOT in the Wild Dunes Resort). So if you want to save the POA (property owners association) $924 yearly dues of Wild Dunes then don’t buy in the resort. Otherwise, that’s about the biggest difference. Obviously, if you’re not in Wild Dunes Resort you’re not going to get the convenient use of the amenities that come with the resort. However, the golf courses, tennis courts, and dining are open to the public so what are you really missing out on. 

When buying a condo in Wild Dunes there are a few things your agent must be aware of, sometimes not only do you have to pay monthly fees, the one-time fee at closing, and the yearly POA fee, but depending on the subsection/development there could likely be a yearly insurance assessment, transfer fees, and/or beach renourishment assessment. 

I would suggest reading up on the nuances of owning a condo, owning in a HOA, and financing condos if you’re not familiar.
