The Charleston SC area has many marinas, but there are only a handful of communities, subdivisions and/or neighborhoods with marinas and boat slips in them. Below are the 12 waterfront neighborhoods of Charleston SC with marinas in the development, boat slips, and/or a boat launch within the subdivision and by side of town, city & area. Most if not all of them will be condo or townhome communities where you can either lease a slip per month or year paid to the HOA. There are tons of boat slips for sale in Charleston if you aren’t looking to purchase a home with a marina in the community. The majority of marina communities of Charleston will be in Folly Beach, with the rest scattered about Charleston County.
TURTLE BAY (Folly Beach)
Turtle Bay condos in Folly Beach are a raised attached SFR offering a swimming pool and marina with boat lifts. The marina slips fees are $450 per year, and the HOA regime dues are $250 per month. If there aren’t slips available at the time you purchase you could always purchase a slip in one of the two marinas in Folly Beach.
LAUREN’S PLACE (Downtown Charleston)
Lauren’s Place is a luxury mid-rise condo development in the heart of historic downtown Charleston with stunning views of the Charleston Harbor from just about every unit. They have their own marina right behind the condo building. Not all condo units come with a boat slip because when the condos were originally constructed buyers were able to get a slip with their unit, but the slips were not conveyed in the deed, and therefore they were deeded separately as an additional piece of real estate. Thus some owners have sold their boat slips separately over the years. The fees to own here are over $1000 per month. You’d either have to buy a condo that comes with a slip or buy one after you purchase a condo when one becomes available.
MARSH HARBOR AT TOLER’S COVE (Mt Pleasant)
This two is a gated community with a large marina and dock walk behind the homes and the condo buildings of Toler’s Cove. The marina is large with a dock master, fuel facilities, and everything you would need to own your boat comfortably. The homes here are going to be expensive as are the slips. The slips here are the 2nd most expensive of all the marinas in the Charleston SC market, only behind Isle of Palms.
WATERFRONT CONDOS DI (Daniel Island)
These are luxury condos and townhomes in the heart of Daniel Island, with a large marina on the Wando River with slips for lease. This development was open for contracts when it began construction in 2020, with completion set for 2023.
MARINER’S CAY (Folly Beach)
Mariner’s Cay condos are located just up the road from the Turn of the River condos and unlike Turn of the River which is a private marina that only owners can access it. Mariner’s Cay is a semi-public marina where the owners who own slips can access the marina. Anyone can purchase and own a slip in Mariner’s Cay, as well as rent out the slip. This community is a gated community as well with a swimming pool and tennis courts. The wet slips cost anywhere from $40,000 – $70,000 usually depending on size and location. There are two marinas with boat slips for sale in Folly Beach, this one and Sunset Cay Marina.
WATERFRONT VILLAS & WATERFRONT POINT (Folly Beach/James Island)
There are two different little communities on this road off of Folly Rd. There are two attached SFR duplexes in each building each with its own boat slip and lift.
SEAGATE VILLAGE (Charleston in West Ashley)
Seagate townhomes are pretty unique in that there are no other condo developments in West Ashley that have their own marina. To have your boat in the community marina costs $768 per year and was constructed in 1987. This is going to be the most affordable option available in the Charleston real estate market, but unfortunately, the boat slips are hard to come by.
BOHICKET VILLAGE (SEABROOK/JOHNS ISLAND)
Located just off of Maybank Hwy on your way onto Seabrook Island to the right off the Stono River are the Bohicket Marina and townhomes of Bohicket Village. Originally constructed in 1981, and offering 1,2 & 3-bedroom floor plans.. The slips in the marina are not tied in any way to the condos, but the convenience of having your vessel outside your home and easily accessible makes these very appealing to the avid boater. Boat slips in Bohicket marina vary in price depending on location in the marina and the size of the wet slip and market conditions but usually range from $50,000 – $125,000.
THE OAKS AT RIVERSEDGE (DANIEL ISLAND)
Luxury mid-rise condos on the Wando River on Daniel Island with amazing views of the river and the marina. The marina went into some disrepair but it is almost finished with a renovation and upgrade. Located in Daniel Island Park owners here can join the exclusive Daniel Island Club.
REVERIE ON THE ASHLEY (NORTH CHARLESTON)
These are luxury mid-rise condos as well, that sit on the Ashley river, a gated community with its own private marina. The HOA monthly dues to own a condo here are $650 per month and it’s an ample-sized marina so slips are usually available.
YACHT HARBOR VILLAS (ISLE OF PALMS/WILD DUNES)
Located in the gated golf and tennis resort of Wild Dunes, this townhouse development offers its own swimming pool and easy access to the marina for those who want to keep a close eye on their boat. Slips for sale in Wild Dunes are expensive to purchase though and are the most expensive in the area. Boat slips cost about $300,000 for a 40 -50ft spot, and $300 per month fees.
TURN OF THE RIVER (FOLLY BEACH)
These condos sit on the Folly River and feature a swimming pool and an elevator to each floor in addition to their own private marina. To use the marina it is $150 a month and there’s a waiting list oftentimes.
There are a few other communities that have boat launches in their neighborhood, some with HOAs so you can’t leave boats in your driveway, and some that have boat storage areas see these communities below.
- Commonwealth in Mt Pleasant has its own boat ramp and does not have an overly aggressive HOA board, and since the lots are huge you can keep a boat in your yard.
- Daniel Island Park is one of the nicest neighborhoods in all of South Carolina with every home practically starting at $1M, even for a condo. This part of Daniel Island has a boat ramp, but as mentioned before, seeing how this is an exclusive country club-type community keeping a boat in front of your home for longer than a couple of days is not allowed.
- Jerico on The Ashley – located in North Charleston this small townhouse community has its own boat ramp and boat storage lot, but the community is “lower” income and it doesn’t appear they keep up the dock facilities well.
- Dominion Village – Located in Hanahan, these raised townhomes sit on the Ashley river and have their own boat ramp, and boat dock for short-term dockage by resident owners.
