ABOUT THE CHARLESTON SC AREA

Charleston SC is essentially comprised of three counties; of course Charleston, Berkley, and Dorchester counties. However, if you really just want to live in or close to the city downtown peninsula of Charleston then you’re really only talking about 6 zip codes and suburbs. 

DOWNTOWNThe Downtown Charleston SC area is the 29401 and 29403 zip codes exclusively with 29401 being the most expensive zip code to buy real estate in not only the low-country but also all of South Carolina with some homes and neighborhoods exceeding $1000 sq ft.

JAMES ISLANDJames Island is a suburb of Charleston that is outside the city between the city/downtown and Folly Beach. The zip code for James Island is 29412 and has the closest golf course club to downtown, Country Club of Charleston, the home of the 2019 LPGA US OPEN. 

MOUNT PLEASANTMt Pleasant is definitely the most popular and desired suburb of Charleston to live, but if you want to live nearest to downtown you’ll want to stay in the zip code 29464. If you have children Mount Pleasant has the best schools, if you want more things to do and easy access to the beach and great restaurants Mt Pleasant has more to offer than does James Island. 

WEST ASHLEYAs the name implies West Ashley is on the west side of the Ashley Cooper river and the last closest suburb of Charleston (zip codes of 29407 & 29414). Although, if you want to be closest to downtown you’ll want to stay in 29407 zip code. 

 

Now back to living in Charleston SC. If you’re into golf then you’ll want to live in Mt Pleasant as that town has the most golf courses, but if you’re looking for more affordability for a home purchase then Summerville will be the place, but Summerville is about 30-45 mins from “town”, depending on traffic. 

Please be aware that almost all of Charleston SC is flood risk, and the closer you live to water (i.e creeks, marsh, ocean, rivers) the most risk there is. So it goes without saying if you live further away from the four areas above you’ll likely have less risk and cheaper flood insurance. That doesn’t mean that living in Summerville, Goose Creek, or North Charleston etc absolves you of flood risk, let’s just say it’s less of a concern (usually). 

If you’re into luxury living or resort-type living then you’ll want to consider Daniel Island if you want a primary residence for full time. Daniel Island is a gorgeous island community just outside Mt Pleasant with beautiful landscaping, private club, amazing schools, and a quiet family feel. Be aware that it is fairly pricey to own or live on Daniel Island in general but if you want uber luxury then you’ll want to look at Daniel Island Park
