The beauty quiet pristine nature, the tree-lined streets, kids playing, one grocery store, small shops, and businesses just make it feel cozy and safe. No wonder so many people seek out finding a place of their own on Daniel Island, but before you get started looking you probably want to familiarize yourself with the nuances of owning and buying on Daniel Island, the Daniel Island “Park” side, and what each section means. As you can guess there are many fees, dues, and costs with living in a PUD community with many different HOAs with regimes fees.
First, to purchase on Daniel Island there are a few disclosures you must be aware of.
+ DANIEL ISLAND COMMUNITY FUND – This is a fund set up to provide additional revenue for the area including not only Daniel Island but also the communities surrounding the island.
+ RESALE ADDENDUM DISCLOSURE – Upon purchasing a home on Daniel Island there are costs associated with ownership, HOA dues, etc and this form is the disclosure of those fees.
+ CLUB DUES – Upon purchasing a home in Daniel Island Park there are costs associated with ownership, HOA dues, etc and this form is the disclosure of those fees. IF YOU BUY IN DANIEL ISLAND PARK YOU WILL HAVE MANDATORY MINIMUM CLUB MEMBERSHIP of $230 month

Seller and Purchaser acknowledge that at the Closing, Purchaser is required to pay a Community Enhancement Fee to Daniel Island Community Fund, Inc. Except for Property located in Codner’s Ferry Park and Etiwan Park, a Community Enhancement Fee equal to one-half of one percent (0.5%) of the total sales price of the property is due to the Daniel Island Community Fund, Inc. upon the sale of the Property. For Property located in Codner’s Ferry Park and Etiwan Park, the Community Enhancement Fee payable to the Daniel Island Community Association, Inc. is equal to one-quarter of one percent (0.25%) of the total sales price of the Property.
